Hangar Land Lease   (As approved by the City Council on 8/17/04.  For a history of the evolution of this document, see Timeline.

Hangar layout plan / lot specifications  (Revised 10/15/04; this plan shows lease boundaries, floor & roof elevations, and geodetic coordinates for each hangar lot.  No further changes are anticipated.)

Hangar lot assignments  (updated 03/04/05)

Drainage / Grading plan(posted 01/13/05).  Builders need to make sure that any paving work does not alter drainage patterns around their lot.   

Utilities plan showing sewer, water, and storm sewer  (05/27/04; the plan is for ALL 39 lots to be served by electricity and gas).

Building Covenants & Restrictions   (Revised 08/12/04.  The revisions incorporate changes from the initial document approved by the City on 12/16/03.  The revisions are the result of input provided by the Plan Commission and city building and fire inspectors based on issues raised during preparation of the revised Hangar Layout Plan and review of the initial hangar building.)

Hangar Keepers' Agreement  (Adopted by City Council on 12/02/03; as of September 2004, the fee structure is under review by city committees.)

Height Limitation Zoning Ordinance (Sec. 10.95) & Map  (Revised map adopted on 12/17/03 to reflect the runway alignments that will be in place upon completion of the renovation project.  This ordinance regulates structure heights within three miles of airport property.  The map is available in large format in the Middleton Public Works office.)

Building depth of 40 feet $0.20
Building depth of 50 feet and T-hangars  $0.25
Building depth of 60 feet or 80 feet $0.35

Please note that these ANNUAL rates are applied to the ENTIRE LAND AREA being leased to accommodate a hangar of the listed size.  In short, a lessee will need to commit to paying for the land covered by the hangar footprint as well as the front, side and rear setbacks as identified in the Building Covenants & Restrictions.  (Note that the leased lot area will vary depending on the width of hangar an applicant wishes to build or own.  Lot depth is fixed.  The City retained Mead & Hunt to prepare hangar lease area exhibits based on the demand indicated during the initial hangar lot application process in early 2004.)
